Leak Detection Systems

Water leak detection systems provide early warning of escaping water before it can cause significant damage to critical equipment, building services or the fabric of a property. In environments such as server rooms, data centres, plant rooms and communications spaces, even a relatively small leak can result in equipment failure, operational disruption and costly remedial works. MEP designs, supplies and installs water leak detection systems for critical and commercial environments across the UK, providing continuous monitoring where uncontrolled water presents a risk.

How leak detection works

Detection can be provided using linear sensing cable, point detectors and zoned monitoring systems, positioned beneath raised floors, around cooling equipment, pipework, valves, pumps and other potential sources of leakage. When water comes into contact with the sensing cable or detector, the system immediately identifies the affected area and generates an alarm. Depending on the application, the system can also interface with the BMS, remote monitoring platforms, pumps, plant controls or automatic shut-off valves, allowing action to be taken before a minor leak develops into a major incident.

Where leak detection is used

Water leak detection is particularly valuable within server and communications rooms, data centres, plant rooms, HVAC installations, electrical rooms and other business-critical areas where water and sensitive equipment are located in close proximity. We assess the specific risks within each space, determine the most appropriate detection technology and zoning arrangement, and integrate the system with the wider building infrastructure. From simple localised detection through to addressable multi-zone systems monitoring large facilities, MEP provides solutions designed to identify leaks quickly, accurately and at the earliest possible stage.

Frequently Asked Questions

A leak detection system continuously monitors areas where escaping water or other liquids could damage equipment, property or critical services. Using linear sensing cable or point detectors, the system identifies the presence of liquid at an early stage and raises an alarm before a small leak develops into a more serious incident.

When a leak is detected, the system can activate local audible and visual alarms, send signals to a Building Management System (BMS) or other monitoring platform, and provide remote notifications. Where required, it can also initiate automatic actions such as closing a water shut-off valve, stopping pumps or shutting down associated equipment to help limit further water damage.

Leak detection is commonly installed in areas where water could cause significant damage or disruption, including server rooms, data centres, communications rooms, plant rooms, electrical rooms, UPS rooms and critical equipment spaces. Systems can also monitor areas around air-conditioning units, chilled-water pipework, pumps, tanks, valves and other potential sources of leakage.

Installation time depends on the size of the protected area, the amount of sensing cable required and the level of system integration. A small standalone system may be installed within a day, while larger multi-zone installations across data centres, plant rooms or multiple rooms can take several days or longer. MEP assesses each application before installation so the system and programme can be planned around the site.

Detection is positioned around the areas where water is most likely to escape, travel or collect. Linear leak detection cable can be installed beneath raised access floors, alongside pipework, around cooling equipment and around the perimeter of critical areas, while point detectors can be positioned within drip trays, low points and directly beneath equipment. The layout is designed specifically for the room so that a leak is detected as early as reasonably possible.
